Parcel-level property data
Hazard, tax, flood and environmental data resolved to the parcel, straight from the county and federal systems of record. Take it as an API, or as a finished report under your own brand.
The disclosure industry runs on a small number of wholesale data vendors, and most of the price on a property report is the cost of that file rather than the cost of producing the report. Everybody buys the same data, so nobody has an advantage.
We built the layer underneath instead. County secured rolls, CDIAC filings, state hazard layers and federal environmental databases, assembled parcel by parcel and reconciled against each other. That is unglamorous work, and it is the whole moat.
Two modes on every hazard
Centroid and polygon
A large or irregular parcel can sit with its centroid outside a zone while most of its footprint is inside. Both results come back on every call, because that disagreement is where defensibility lives.
Priced per parcel
Not per report
Repeat lookups on the same parcel inside the same month are free. In a business where a property gets pulled more than once per transaction, that changes the real cost more than the headline rate does.
Product architecture
Four report products, one engine underneath. Same parcel resolution, same sources, packaged for whoever is buying.
California natural hazard disclosure
The six statutory hazards under Civil Code 1103, the supplemental tax notice, and the full assessment picture. Delivered as a substituted disclosure or as raw data under your own brand.
Determination and certification
FEMA NFHL at the parcel polygon, not the centroid alone. Built for lenders who need a defensible determination on volume and a turnaround measured in seconds.
Standard Flood Hazard Determination, white-labelled
The SFHDF your borrowers and your file see, under your brand rather than a national data vendor's. Same determination, same guarantee, your name on the compliance document.
Secured roll, itemised, from the county
Owner of record, assessed values, the full secured roll breakdown including Mello Roos, 1915 Act assessments and PACE liens, reconciled against the county source.
Environmental and proximity
Eight federal and state environmental databases, each queried at its own standard search radius, plus the proximity layers a commercial buyer asks about.
NHDdata is the California NHD product line under the umbrella. Same team, same engine, same data.
How the tax figure is produced
A property tax figure has exactly one authority behind it, and it is not a data vendor. Every ad valorem line and direct assessment comes off the county's own bill, with the agency that levies each one.
Not a total. Each charge as the county levies it, so a Mello-Roos district arrives by name with its own annual amount rather than as a yes-or-no flag.
Our total is compared against the county's own published bill for the same parcel, and has to match to the cent. A plausible number is not a verified one.
All 58 counties are probed daily, and the check asks whether a real bill came back — not merely whether something did. A scraper that quietly stops is the expensive failure.
Where a county's bill cannot be established, we hold the report rather than publish a figure from a resold file under our name. An absence is disclosed as an absence.
No resold aggregate file sitting between us and the source. Every layer traces to the agency that publishes it.
Statutory hazard layers are statewide in California. Parcel level Mello Roos coverage is deepest where county ingestion is complete and expands continuously. We will show you the real coverage map for your footprint rather than claim blanket coverage.
For platforms and lenders
A metered REST API with bearer key auth, per customer pricing, prepaid credits, idempotency keys, request tracing and webhook delivery. Or a white labelled report that goes out under your name with your logo on the cover.
If you already produce property reports, this is the layer underneath them. Your customer never knows we exist.
Request accessEndpoints
Priced per parcel per month, with repeat lookups on the same parcel free inside the month. Volume pricing on request.
Send a county and a handful of APNs. We will run them and send back what comes out, next to whatever you use today.
