Most report companies
buy their data from someone else.

The disclosure industry runs on a small number of wholesale data vendors, and most of the price on a property report is the cost of that file rather than the cost of producing the report. Everybody buys the same data, so nobody has an advantage.

We built the layer underneath instead. County secured rolls, CDIAC filings, state hazard layers and federal environmental databases, assembled parcel by parcel and reconciled against each other. That is unglamorous work, and it is the whole moat.

Two modes on every hazard

Centroid and polygon

A large or irregular parcel can sit with its centroid outside a zone while most of its footprint is inside. Both results come back on every call, because that disagreement is where defensibility lives.

Priced per parcel

Not per report

Repeat lookups on the same parcel inside the same month are free. In a business where a property gets pulled more than once per transaction, that changes the real cost more than the headline rate does.

How the tax figure is produced

We read the county's own bill.
Then we check it against the county.

A property tax figure has exactly one authority behind it, and it is not a data vendor. Every ad valorem line and direct assessment comes off the county's own bill, with the agency that levies each one.

Every line, with its agency

Not a total. Each charge as the county levies it, so a Mello-Roos district arrives by name with its own annual amount rather than as a yes-or-no flag.

Reconciled to the penny

Our total is compared against the county's own published bill for the same parcel, and has to match to the cent. A plausible number is not a verified one.

Checked every morning

All 58 counties are probed daily, and the check asks whether a real bill came back — not merely whether something did. A scraper that quietly stops is the expensive failure.

Where a county's bill cannot be established, we hold the report rather than publish a figure from a resold file under our name. An absence is disclosed as an absence.

Straight from the system of record.

No resold aggregate file sitting between us and the source. Every layer traces to the agency that publishes it.
